One person is fighting for life after two cars collided and ploughed into an office building in West Perth.
The crash between a van and a ute happened about 6.40am on Monday at the Mitchell Fwy off-ramp near Hay St, before the vehicles smashed into an office building at the intersection of Hay and George streets.
A woman in her 70s is in a critical condition, while a man in his 30s was treated at the scene but did not require hospitalisation, paramedics said.

No one inside the office building was injured, but workers were evacuated following the incident.
Fire crews, including specialist teams, were called in to hold the two vehicles in place until a crane could remove the wrecks.
“It is a complex situation when vehicles leave the road and impact other structures so this is going to be a drawn out process,” incident controller Gareth Deeg said.
It is understood the vehicles were coming off the freeway when the crash occurred.
Structural assessments will be undertaken on Monday to make sure the building is safe.
Drivers have been urged to avoid the area, with Hay St closed westbound at George St.
Deeg said the closures would remain in place for until midday, with police and firefighters still at the scene.
“We’re into the recovery stage so that will take some time,” he said.
