A woman has died after two cars collided and ploughed into an office building in West Perth on Monday.
Police said the crash involved a Hyundai Tucson and Isuzu D-Max, and happened about 6.40am at the intersection of the Mitchell Fwy off-ramp and Hay St.
The vehicles smashed through an office building and into an underground carpark below.

One driver, a 74-year-old woman, suffered critical injuries.
Nothing could be done to save her and she died at the scene.
The other driver, a man aged 38, received minor injuries and is being treated at Royal Perth Hospital.
No one inside the office building was injured, but workers were evacuated following the incident.
Fire crews, including specialist teams, were called in to hold the two vehicles in place until a crane could remove the wrecks.
“It is a complex situation when vehicles leave the road and impact other structures so this is going to be a drawn out process,” incident controller Gareth Deeg said.
Structural assessments will be undertaken on Monday to make sure the building is safe.
Drivers were urged to avoid the area, with Hay St closed westbound at George St.
The intersection and off-ramp was reopened after the crash was cleared, Main Roads said at 12.30pm.
Major Crash detectives are investigating and have appealed for witnesses to come forward to Crime Stoppers with information or dash-cam footage.
